Prepare your house and make sure it is in good shape to show. That means it should be clean, uncluttered, odor-free, brightly lit and clean. Make sure plumbing and appliances are working. All sealant in windows, tubs, showers and sinks should be in good condition.

There are many sites available to help you price your home, or consider hiring an appraiser. Having the appraisal available for the potential home buyer is helpful. Some homebuyers could be skittish of purchasing directly from a seller, so consider undercutting the market by 1% in order to facilitate a quick sale.
